Summerlin® Master-Planned Community Breaks Ground On First New Village In Nearly 12 Years With Spectacular “Sky High” Celebration

 In Press Releases

Las Vegas (June 10, 2015) – The Howard Hughes Corporation® (NYSE: HHC) broke ground today in Summerlin® on the first new village to be developed in the master-planned community in nearly 12 years. The start of this new village is a sure sign of economic recovery in Southern Nevada and the ongoing realization of the Summerlin master plan, marking its 25th year of development. Called The Cliffs, the new village is set against a spectacular ridgeline in the community’s southernmost tip to create an impressive backdrop for 11 planned neighborhoods that will eventually encompass more than 1,700 homes.

The groundbreaking was headlined by Kevin Orrock, President of Summerlin, Clark County Commissioner Susan Brager and a skydiving demonstration by SkyDive Force Inc. – a group of highly experienced jumpers who travel the globe performing demonstration jumps. The group jumped today over the site bearing a giant flag emblazoned with The Cliffs logo.

The 450-acre Cliffs village is nestled along the base of the Spring Mountains, just south of Bishop Gorman High School, a private college prep school well known throughout Southern Nevada and the nation. The village will include both single-family and multi-family homes in a variety of price points and styles. Regency, a luxury age-qualified community by Toll Brothers, is slated to begin construction this month and have models open first quarter 2016.

“This is an extraordinary parcel of land in a highly desirable region of the community near an abundance of community amenities, conveniences and the 215 beltway,” said Orrock. “We are excited to celebrate in style the groundbreaking of Summerlin’s first village in nearly twelve years, which represents a new and exciting chapter of development for Summerlin, now entering its 25th year of development as one of the most successful master-planned communities in the country.”

New neighborhoods in The Cliffs are being positioned to maximize views of the valley as well as the adjacent Spring Mountains. Some neighborhoods will be specifically sited and terraced to allow unobstructed views. To further maintain the area’s natural beauty, parcels of land within the village have been set aside to remain undisturbed and undeveloped. The valley’s sloping topography and rugged land forms create unique opportunities for neighborhood layouts that blend with the surrounding environment and architectural designs.

“This village will be inspired by non-traditional home design that compliments the natural beauty of the ridgeline that serves as the village backdrop,” said Julie Cleaver, Vice President, Planning & Design for Summerlin. “As a result, the architectural style for this village is ‘rugged contemporary.’ Homes will be designed with flat line or hip roofs that are more harmonious with the surrounding environment and incorporate large format tile and stone work creating a desert appropriate, contemporary aesthetic.”

Chunky stone, wood-like tiles, metals and integrated outdoor living spaces are some of the design criteria to help homes in The Cliffs blend seamlessly with the natural terrain. Other village amenities include the existing Wet ‘n’ Wild water park, Faiss Middle School and Faiss Community Park where construction of its aquatic center began in April.

“Today’s groundbreaking is not only meaningful to Summerlin, but the entire valley,” said Clark County Commissioner Susan Brager, whose district includes The Cliffs. “As one of our valley’s major developers, The Howard Hughes Corporation’s significant and ongoing investment in Summerlin has created vibrancy and opportunity for more than two decades. It’s exciting to see major development make headlines once again.”

“The Howard Hughes Corporation has a long history of environmental stewardship, which includes a land exchange in 2002 that protects the ridgeline against which The Cliffs is set, preserving it as a future recreational jewel in the Clark County Park system,” said Tom Warden, Senior Vice President of Community and Government Relations for Summerlin. “The development of this village will include small parks and long walking paths with rest stops and open spaces for overlooks. As part of the Summerlin trail system, these paths will wind all the way through the village and eventually up into the County park land to the west, connecting the rest of Summerlin’s 150 miles of trails to this beautiful desert landscape.”
